1. All bookings must be in writing and confirmed to the owners and/or his agent and all payments made no less than 4 weeks before the first day of the rental period.
2. A non refundable deposit of 25% of the gross rental is payable at the time of booking with the balance payable 4 weeks before the first day of the rental period.
3. In the event that payment is not received the owners reserve the right to terminate the agreement.
4. All payments should be in the form of a cheque and/or bankers' draft drawn on a UK bank, unless a prior agreement has been made directly with the owners.
5. All payments should be made in the name of the person making the booking (and on behalf of all the persons listed on the booking form) to James and Helen Gray.
6. No transfer of a rental period to other persons will be accepted without written consent which, in exceptional circumstances, will not unreasonably be withheld.
7. The owners have the sole right to refuse bookings without giving any reason for the refusal.
8. No bookings can be made by persons under the age of 18.
9. The owners cannot accept animals or pets except by prior arrangement. Where written agreement has been granted by the owners, all documentation must be supplied relating to the animal or pet and an additional charge may be made at the owners' discretion. All personal items relating to the animal or pet must be brought to the Cottage/Pigeonnier and all fouling removed in accordance with the relevant Health and Safety Regulations.
10. The owners maintain a non smoking policy inside the Cottage/Pigeonnier*.
11. A minimum damage deposit of £250.00 is payable at the same time as the final payment is made. At the end of the rental period the tenant will deliver up to the owners, the property in the same condition as at the start of the rental period. This deposit will be refunded, normally within 14 days, at the end of the rental period subject to there being no loss, damage or additional expense incurred by the owners due to the normal occupation of the property.
12. All furniture, fixtures and fittings both inside and outside the property must be left in the same state as at the commencement of the rental period.
13. Any loss or damage must be reported to the owners immediately upon discovery.
14. The domaine is a place for peace and relaxation and should be treated with respect. Whilst the owners understand the individual requirements of those renting the Cottage/Pigeonnier* it must be appreciated that any undue noise or unacceptable behaviour cannot be tolerated and the owners have the right to terminate the rental agreement, without any refund.
15. The owners will provide, during the rental period, all essential services (water, gas, electricity etc) for the wellbeing of those persons occupying the property (as listed on the booking form) but cannot provide any guarantee of essential services which are beyond their own control.
16. The Cottage/Pigeonnier* will be available from 4.00pm on the day of arrival and must be vacated by 11.00am on the day of departure.
17. All bookings are made subject to the details contained in the booking form.
18. The decision of the owners is final and subject to English Jurisdiction.
